Construction is officially underway on the Oro Valley Marketplace redevelopment, marking the start of a major transformation for one of southern Arizona’s key retail destinations.
Led by HSL Properties and Town West, the multi-phase project will reimagine the existing shopping center as a vibrant mixed-use district that integrates housing, retail, dining, and public gathering spaces. The redevelopment’s first phasecenters on a 320-unit luxury apartment complex and a new public park designed to serve as a focal point for residents and visitors alike.
Developers say the multi-year effort will create a more walkable and connected community, with pedestrian-friendly streets, improved access to shops and restaurants, and amenities that encourage year-round use of outdoor spaces.
Once completed, the revitalized marketplace will blend modern living and entertainment options with open green space — reflecting a growing trend toward mixed-use suburban redevelopment seen across Arizona.
Construction on the initial phase is expected to continue through 2027, with additional commercial and residential components to follow in later stages.
